Approaching the Cottages

Approach to the property

Venn Farm is accessed by a semi-private unsurfaced and unlit lane, which has a moderately steep incline and is rough in places. It may not be suitable for all low profile vehicles. After driving down the lane for approximately 200 meters, there is a car park on the left hand side, with allocated parking for 1 car per cottage.

Accessing the property

The cottages are located opposite the car park, approached either by descending some stone steps, or a slope which leads to a gravelled front terrace. If arriving after dark there are some automatic security lights which come on in response to motion detection. However, if arriving after dark it is imperative to have a torch with you. The ground is uneven, and can be slippery, especially in wet or icy weather.

Pheasant Cottage

Main entrance

Pheasant cottage is accessed via a flight of 5 stone steps leading to the front door. There is an external light above the front door. The width of the front door is 77cm

Ground floor

The ground floor is an open plan kitchen/diner/sitting room. All kitchen appliances and cupboards are standard height. All plug sockets are at floor level or worktop level in the kitchen. The floor is laminate wood with a small rug in the living area. The property can also be exited via the back door which accessed via two steps up and is 80cm wide.

First floor

The first floor is accessed via a staircase of 13 standard height steps all of equal size and spacing. The stairs are carpeted with a stair runner and stair rods and there is a banister. At the top of the stairs is a landing which has laminate flooring, and which leads to the two bedrooms and the family bathroom. There is a landing ceiling light which can be switched on and off from switches both at the top and bottom of the stairs. There is a stair gate at the bottom and top of the stairs.

The front bedroom has a king size bed and the back bedroom has twin single beds. Both bedrooms have laminate flooring, and sockets at floor level. The bedrooms are in the eaves of the house and as such have low sloping ceilings, the windows are therefore fairly low. The front bedroom has a minimum of 46 cm space around the king size bed, and the back bedroom has 48cm space between the single beds.

Bathroom

The family bathroom is located upstairs and comprises a toilet, basin, and bath with shower above it. The floor is non slip vinyl, and there is a bath rug by the bath. Toilet, basin and bath are all standard sizes.

Buzzard Cottage

Main entrance

Buzzard cottage is accessed via a flight of 6 stone steps leading to the front door. There is an external light above the front door. The width of the front door is 69cm

Ground floor

The ground floor is an open plan kitchen/diner/sitting room. All kitchen appliances and cupboards are standard height. All plug sockets are at floor level or worktop height in the kitchen. The floor is laminate wood with a small rug in the living area. The property can be exited via the back door which accessed via a single step up and is 84cm wide.

First floor

The first floor is accessed via a staircase of 12 standard height steps all of equal size and spacing. The stairs are carpeted with a stair runner and stair rods and there is a banister. At the top of the stairs is a landing which has laminate flooring, and which leads to the two bedrooms and the family bathroom. There is a landing ceiling light which can be switched on and off from switches both at the top and bottom of the stairs. There is a stair gate at the bottom and top of the stairs.

The front bedroom has a king size bed and the back bedroom has a double bed. Both bedrooms have laminate flooring, and sockets at floor level. The bedrooms are in the eaves of the house and as such have low sloping ceilings, and velux windows. The front bedroom has 45cm space around the king size bed, and the back bedroom has between 25-40cm space around the double bed.

Bathroom

The family bathroom is located upstairs and comprises a toilet, basin, and bath with shower above it. The floor is non slip vinyl, and there is a bath rug by the bath. Toilet, basin and bath are all standard sizes.

Grounds and gardens

Each cottage has a small fenced paved patio garden to the rear of the property. There is a large communal gravelled terrace and lawned area at the front of the property, and 18 acres of meadows and woodland available for guests to explore. We are situated on the side of a hill overlooking a valley and much of the land is steeply sloped, and rough underfoot. There are gates and styles which must be passed through to access the land.

The games barn is accessible via a large concrete yard and no steps. The children’s play area, similarly, is accessible with no steps from the car park. However there is a railway sleeper to step over to enter the play area.

Public transport

The nearest train station is Kings Nympton station, just over 4 miles away. Trains do not run frequently from this station, so it is best to check the schedule. Barnstaple station is 15 miles away (about a 30 minute drive) and has a more regular service.

Please be aware that much of our site has been left natural and untouched in order to attract wildlife and to conserve the landscape, and therefore some areas may not be fully accessible to everyone. The front bedroom has a minimum of 40cm space around the king size bed, and the back bedroom has 35cm space between the single beds. The single bedroom has 35cm space between the bed and the wall.

Bathroom

The family bathroom is located upstairs and comprises a toilet, basin, and bath with shower above it. The floor is non slip vinyl, and there is a bath rug by the bath. Toilet, basin and bath are all standard sizes.

Goose Cottage

Main entrance

Goose cottage is accessed via a concrete ramp leading to the front door. There is an external light above the front door. The width of the front door is 77cm and the door frame is a standard disabled access door.

Ground floor

The ground floor is an open plan kitchen/diner/sitting room. All kitchen appliances and cupboards are standard height. All plug sockets are at floor level. The floor is laminate wood with a small rug in the living area.

There is a downstairs bedroom which is accessed from the living room, and contains two single beds and an en suite WC with standard height toilet and basin. There is 40cm space between the beds and 74 cm between the second single bed and the wall. The flooring is vinyl and there is a slope downwards as you enter the bedroom from the living room.

First floor

The front bedroom has twin single beds bed and the back bedroom has a king size bed. Both bedrooms have laminate flooring, and sockets at floor level. The bedrooms are in the eaves of the house and as such have low sloping ceilings.. The front bedroom has 38cm space between the single beds and a velux ceiling window, and the back bedroom has 86cm space to the right of the king size bed, 56 cm to the left, and 24 cm between the end of the bed and the wall. There is a low opening window.

Bathroom

The family bathroom is located upstairs and comprises a toilet, basin, and bath with shower above it. The floor is non slip vinyl, and there is a bath rug by the bath. Toilet, basin and bath are all standard sizes.
